Lofts on Grove

First Companies recently completed the new four-story Lofts on Grove mixed-use building, offering 110 market-rate studio, one- and two-bedroom apartments. The 81,890 SF structure has 3,200 SF of commercial space available for lease on the ground level. Future ductwork chase was added to prepare for a future restaurant. All apartments feature wood cabinets, granite countertops, luxury vinyl tile flooring and with upper floors featuring walkout patios with either a Juliet balcony or full balcony.
To meet the durability requirements of the owners, Lofts on Grove is an all-precast building, including the walls, roof, floor systems, stairways and elevator shaft. The exterior walls use a thin masonry product on the bottom floor with a stamped and painted masonry design on the upper floors to ensure a cohesive aesthetic at a more economical price.
Additional savings came from using a ballast roofing system versus TPO, and the use of Juliet balconies on the backside of the property in lieu of a full balcony. Tenants also enjoy first floor bike storage and a pet wash station, as well as the park-like urban space with benches and picnic tables. All work was completed on time and the project was under budget.
