When Core and Main decided it was time to relocate and build a new facility, they struggled to find the ideal location until they brought in First Companies Real Estate to assist. The real estate team found the perfect spot on 142nd Avenue in Wayland. After finalizing the purchase of the land, First Companies Construction was hired to oversee construction of the 12,000 SF industrial facility. Core and Main’s new building has 3,000 SF of office space with 9,000 SF in the warehouse for inventory and materials storage. The floor plan includes a conference room, breakroom, reception area, and restrooms in addition to well-planned work areas. The office interior uses a light color palette with vinyl composition tile, carpet, and large windows to create a bright, clean work environment for employees. The exterior was built using insulated metal panels with concrete blocks.
When the construction team discovered they were dealing with poor clay soil in the midst of winter, it was difficult to get the proper compaction of the soils before laying the building’s foundation. To overcome this, the team removed the poor soils and brought in sand to avoid any delays. Having dealt with poor soil conditions on many previous projects, First Companies was able to quickly overcome the challenge and deliver the project on time and within budget.
