The Kentwood office is one of two locations for Armbrecht & Wierenga Orthodontics, a practice that specializes in braces and Invisalign.Â When the doctors decided the 3,000 square foot office on 43rd street was in need of a major renovation, they chose First Companies for the job. Operating out of their Grandville office while the work was underway, the project wrapped up in just 5 weeks, one week ahead of schedule. Â First Companies completely transformed the space beginning with a complete demo of the existing office.Â Walls were moved and re-framed to meet the doctorsâ goal of a better workflow.Â In addition to new furniture, dental equipment, cabinets, flooring, walls and finishes throughout, the beautiful, modern space features a unique coffered architectural detail in the ceilings with LED lighting underneath.Â Patients now have a much larger and comfortable waiting area, while the staff enjoys a larger breakroom with nicely equipped kitchen area.

Anticipating the end of their lease, the partners at BRAINS asked First Companies to help them find a new, more suitable facility for their growing practice. Initially, they looked to purchase and remodel an existing building; however, BRAINSâ practice utilizes a wide range of testing and counseling methods to effectively care for their broad client base. The ideal location required controlled lighting and sound-proofed rooms, as well as office areas appropriately furnished for testing, and a gym for physical activities. Each member of the practice needed something different to create the ideal treatment environment for their clients â presenting a unique challenge for the First Companies real estate team.
After an exhaustive search, the team came to the conclusion that constructing a new facility on North Evergreen in Grand Rapids would best meet their current and future needs. In addition to managing the construction, First Companies also assisted BRAINS with financing the project. BRAINS Ventures was established whereby the partners were able to join First Companies and other investors to purchase the land and construct their perfect building.

When Dr. Chambers outgrew his original office space, he knew he needed more room for growth, but didnât want to give up his ideal location on 28th street. Fortunately, a building across the street came available and Dr. Chambers decided to purchase it and undertake a major remodel. First Companies was recommended for the job due to their extensive experience building dental offices. The remodel took the building down to the studs and trusses, but was completed right on time. The L-shaped space gave the staff 3,400 square feet, including 8 operatories, a comfortable waiting area, front desk and business office, consulting space and a separate lab and sterilization area, server room and employee break room.

The remodel of Coe Dentistry was truly material for âExtreme Makeover, Dentist Office Edition!âÂ The timeline to complete the work was just 2-1/2 weeks, and everything went according to plan.Â The greatest challenge was the tight timeline to ensure minimal downtime of the practice and patient care.Â Detailed up-front planning, combined with a skilled, experienced team, enabled the total remodel â including carpet, paint, casework, new finishes, dental equipment, and a complete, new operatory â to finish up on time and slightly under budget.
âOur building is 35 years old and had all of the original interior finishes and dental equipment. Our challenge was how to update the office while keeping business going and caring for our patients. First Companies brought a lot of previous experience with dental practices as well as the supply/equipment company we worked with, which made communications seamless. After speaking with a few construction companies, it was apparent that First Companies was different from the others. Craig was attentive, honest and had some great suggestions. He made our choice very easy. Dr. Derek Draft fulfilled his long-time dream when he purchased and transformed a 30-year old dental practice and updated the space from top to bottom with current, state-of-the-art technology. In 2011, Dr. Draft purchased Grandville Family Dental Care and began capturing ideas for the office that he would one-day implement. In 2012 the 2,160 square foot space was completely gutted by First Companies and remodeled according to Dr. Draftâs vision. Given size limitations, the team had to âthink outside the boxâ on the best way to utilize every square inch. The ceilings were raised to open up the space and Dr. Draftâs move to all digital files eliminated the need for the filing cabinets which created room for one more operatory.

Phase I: Â Anticipating the need for Class-A medical offices, First Companies executives and other investors made the decision to purchase land on the corner of Burton and East Paris to build Heritage Pointe, an 80,000 square foot multi-tenant building, now home to some of the areaâs top medical service providers, including: Centre for Plastic Surgery, Grand Health Partners, Spectrum Draw Lab, West Michigan Pain Consultants and more. Â Constructed as a spec building during a poor economy, the location soon attracted doctors looking for space to grow their practices, with great street visibility and easy access for patients.
Phase II: Â In 2014, the company announced a second phase of development on the land just south of Heritage Pointe, and by the end of 2016 three new buildings were completed.Â Total Health Chiropractic (part owner/tenant) moved into their new building in 2015 with 14,000 square feet of office space.Â A second 40,000 square foot multi-tenant building was completed with Foot and Ankle Specialists, Oral Surgery Associates, Mercy Health Physician Partners, and Mercy Health Lab & X-Ray as the initial tenants.Â West Michigan Eyecare Associates (owner/tenant) moved into the third building late 2016 and enjoys 9,000 square feet of the total 11,000 square feet.Â Limited space is still available for lease.
Phase III: Â A third phase of development was announcedÂ in May 2017, with a subsequent announcement of the official groundbreaking ceremony in October.Â The companyÂ has begun construction on another 41,000 SF Class-A, multi-tenant building just across the street from Heritage Pointe which is scheduled for completion in Fall of 2018.Â Additional development opportunities are being pursued in the area.

Foot & Ankle Specialists of West Michigan joins a growing group of medical professionals with offices in beautiful new facilitiesÂ built byÂ First Companies in Norton Shores and in Grand Rapids, Michigan. Â Both locations are part of multi-tenant professional buildings with First Companies managing the building construction as well as the tenant build-outs. Â This second project was completed in just 4 months, ahead of schedule and under budget.
